This option requires an up front fee of $500.00 and is to paid at time of listing. Moneys and or fees paid in advance will not be discounted from total commission paid at close. If you terminate your contract early, no money will be refunded. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------ Listing Fees & Commission Splits The Selling Broker will receive a 3% brokerage fee and the Listing Broker will receive a .5% Brokerage Fee at time of close. Regardless if the listing agent is also the selling agent the commission at close will always be 3.5%. Unlike most Brokers in Michigan no administration or transaction fees will be charged over and above the upfront fee and 3.5% commission to the seller at time of close to the seller by the listing broker. ----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Property Advertising & Exposure The property will advertised on several different webs sites as are all MLS listed properties are. These sites include www.realtor.com, www.homes.com, www.trulia.com, www.zillow.com, www.swmric.com, www.craigslist.com and many other webs sites including many search engines such a www.google.com by simply entering the property address. It will also be posted on most major real estate company web sites in your area. If you the seller require additional advertising the cost will be at your expense. This program does not include printed advertising in the local newspaper or homes magazines or printed "flyers" and "flyer boxes". ---------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Open Houses Seller may hold their own open houses, however, they must inform listing agent of the date and time 7 days in advance. Any and all potential buyers must be referred to listing agent. If seller wishes to have the listing agent host an open house the time and date must be at a mutually agreed upon with seller and listing agent. In addition, a maximum length of an open house is to be 1 hour. The cost of an open house is free, however if seller wishes to have the home advertised in the Grand Rapids Press a fee of $100.00 is to be paid 10 days in advance. All open houses will be advertised on Craig's list and on the MLS. No more than one open house per month is permitted. If the property is vacant, seller agrees to provide and place for seating and a table in home prior to the open house. The property to be held open must be with in a 15 mile radius to listing agents home office. If the distance is larger than 15 Miles a Millage charge will be added. With this being said, open houses do not sell homes. Open houses can open your home up to thrives, unqualified buyers and nosy neighbors. In short, open houses are not beneficial. ----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Listing Length Seller may list for as little as one month or until sold. You may cancel your listing at anytime at no cost provided you return the sign and key box to the listing agent's home office prior to the early termination paperwork being processed. If you wish to cancel your contract and you require the listing agent to retrieve the sign, key box and or process the paperwork in order to accelerate the expiration date, a fee of $100.00 will apply. ----------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Short Sales These terms will not apply to any sales requiring a short sale. If sale requires a short sale the commission is to be 6%. However, if they prefer, the listing agent will take up to 24 photos at no charge to seller. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------ Professional Council Listing agent will provide professional counsel from list date to close date, attend the closing, negotiate on seller’s behalf and review all closing documents. Seller has the right and has been advised to seek legal council regarding and all documents regarding the listing and sale of said property. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Agent Showings All showings will be scheduled through the listing office. Agents will not call you directly. They will contact the listing agent with a time and date, the time will be record for the showing request and you will be contacted with the showing information. Once the property is listed on the MLS the listing agent will provide a competitive market analyze (CMA) with comparable properties sales in the seller’s area with in 7 days of list date. This is to provide the seller(s) with a range of prices on which to base the list price. Some MLS systems may restrict my ability to provide this service. Seller may reduce the price of the property at any time and as many times during th listing contract dates. Seller may never increase the price from the original list price. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Listing Comments Listing agent understands that a seller knows there property better than anyone and that special features about the property should be mentioned on the MLS listing. Seller may write the listing comments for the MLS listing as long as they are with in the guide lines of MLS and may be subject to length and listing agent’s approval. Most MLS systems have a maximum if 1000 characters including spaces. Some have even less. If seller chooses to do so, comments must be completed and provided to listing agent with in 24 hours of the date the listing contract is signed. If seller fails to do so or chooses not to write the listing comments the listing agent will complete the write up for the listing card at no charge. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Closing Location Seller agrees to use a title company of listing agent's choice. The listing agent does not and can receive any incentives from the title company. The listing agent will attend the closing to assure a smooth transaction. ------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- Upgrading From The For Sale By Owner Program If seller is already under contract under our "For Sale By Owner Program", the seller may upgrade to this program at any time and pay only the difference of the initial start up fee for the For Sale By Owner Program, and this program. Any fees paid for additional services on the For Sale By Owner Program will not be included. (For example - Fees paid for changes such as new pictures or price changes will not be included or discount for the upgrade).
