WHAT TO EXPECT FROM THIS PROGRAM Length Of Listing Seller must list for no less than 1 year. If seller wishing to terminate their contract early at $500.00 fee must be paid to do so. --------------------------------------------------------------------------------------------------------------------------------------------------- Property location The property to be sold must be with in the following counties. Allegan, Kent, Barry, Montcalm, Muskegon, Newaygo, Ionia, Ottawa. --------------------------------------------------------------------------------------------------------------------------------------------------- Pricing The home must be priced with in 10% of it's current market value at time of listing. Before setting an appointment I will find comparable properties to determine the actual value to list the property at. Sale price must be reduced $5,000 every 30 days until the home is sold. --------------------------------------------------------------------------------------------------------------------------------------------------- Property Photos Up to 24 photos interior and or exterior of the home to post on the MLS and Internet. --------------------------------------------------------------------------------------------------------------------------------------------------- Approving Buyers and Agents Prior to viewing The Property Seller to allow the listing broker to screen all Agents and Buyers before viewing the property. Only qualified buyers will be allowed to see the property. The listing card will be noted that all non cash paying buyers must be approved for financing, that you are not willing to sell the home on a land contract or lease to own basis and that their are to be no home showing to buyers that require selling a property prior to purchasing yours. --------------------------------------------------------------------------------------------------------------------------------------------------- For Sale Sign The listing agent will provide one for sale sign. Seller must agree to allow agent to install a for sale sign. Only one sign will be provided. -------------------------------------------------------------------------------------------------------------------------------------------------- Key Box Seller is to permit listing agent to install a key box on the property if the property is a single family residence. --------------------------------------------------------------------------------------------------------------------------------------------------- Price Range of Home To Qualify For This Program The home must be valued and sell for over One Hundred Thousand Dollars To Qualify for this program. Any and all homes valued and or sold under $100,000.00 will be charged 5.0% of the sale price at time of close. This listing broker will pay 3% out of the total commission to a buyers agent. --------------------------------------------------------------------------------------------------------------------------------------------------- Types of Property Only owner occupied and or vacant single family home can be listed under this program. Vacant land, multi unit residents tenant occupied properties or commercial properties will not be listed under this program. --------------------------------------------------------------------------------------------------------------------------------------------------- Referring Buyers To Listing Agent/Broker All inquiries on the property must be forwarded to this listing agent. --------------------------------------------------------------------------------------------------------------------------------------------------- Exposure Your home will receive all the real exposure through the Internet and MLS needed. You will not receive marketing that does not contribute to the sale of your home such as flyers, directional signs, advertising in the local news paper, Craig's List ads and open houses. Your property will posted on the MLS, Realtor.com and all the affiliated web sites such as zillow.com, trullia.com and homes.com. --------------------------------------------------------------------------------------------------------------------------------------------------- Commission Split When a sale takes place and closes the listing Broker side of the transaction will receive 1% of the sale price and the Buyer's Broker side receive 3% of the sale price. Regardless if the listing agent is also the selling agent the total commission is always to be 4%. (Based on homes sold over $100,000.00) --------------------------------------------------------------------------------------------------------------------------------------------------- Understanding The Purpose Of This Program It is my intent to sell every home I list under this program. If I don't agree with the price you want to sell it for, I may not list your home under this program. I will provide you more exposure than is required to sell your home. This program is designed for sellers that truly want or need to sell their home and will price the property according to what today's market dictates. Price is the key to selling your home. Regardless who you choose to list with, your home is going to sell for what a buyer feels it is worth, what the market value will provide, and what the appraiser tells the bank that it is worth. --------------------------------------------------------------------------------------------------------------------------------------------------- It my sole intent when meeting with sellers is to list the home to sell. Things like were the home is located, the condition it is in the square footage and so on will be required to proceed. Once I have gathered the information I need I can search comparable home sales to determine a price range for your home. This will be done prior to meeting. However, if you need or want to sell your home for more than comparable homes in your area have sold for, I will simply let you know that I can not help you. This IS NOT the program for you if - You are listing your home only to have it on the market. You planning on listing your home for far more than it is worth. You are listing your home only because you must have it listed to settle a legal dispute. You are only going to allow for showings on certain times and days of the week. You are expecting marketing on your home that does not really sell Real Estate. You believe that your home value was effected by the recent decline in value. You are basing your list price only by current listings in your area. You are basing the value on the accessed value. You believe open houses sell homes. You do not really want to sell. This IS the program for you if - You really truly want to sell your home. You understand that you need to price your home correctly to sell. You understand that the four keys to successfully selling a home in today's market is price, condition, location and MLS. You agree to never to use the phrase "I don't want to give my home away". You understand that when comparing your home to others you need to use sold listings as well current listings to find a list price. You agree to reduce the price on your home 5K every 30 days until sold. You agree not to price your property because you need "X" amount of dollars out of the home to buy another one. You understand that I am offering you this very low commission only to lessen the pain of losing money on your property. You understand that open houses are not a tool to sell a home but rather a tool for agents to pick up buyers. You understand that I will only take on sellers and listing that will sell!
